Die Reitanlage Die Reitanlage mit Wohnhaus in verkehrsgünstiger Alleinlage lädt zum Leben mit bis zu 12 Pferden in Nähe S-Bahnhof Geltendorf (3,3 km) und fußläufigen (950 m) Einkaufsmöglichkeiten ein. Zur A96 sind es 11 Minuten, nach Augsburg es 40 km, nach München 50 km. Ein mit Fernbedienung steuerbares Einfahrtstor hält neugierige Besucher ab. Die Halle hat einen Profi - Reining Boden von J. u. R. Söder GbR. Die Bande in der Halle wäre auch für Rinderkurse geeignet. Der eingezäunte Reitplatz misst 20x60 Meter. Dahinter wäre Platz für einen Roundpen/Longierzirkel. Der Stalltrakt umfasst eine variable Boxeneinteilung mit Paddock und Möglichkeit zum Offenstall. Dadurch sind sowohl Abfohlboxen als auch Laufboxen möglich. Das Heu kann außen vom Gang aus vorgelegt werden. Die Boxen und die Paddocks sind alle mit Gummimatten ausgelegt, die meisten haben einen direkten Zugang zu den Koppeln. Eine kleine Sattelkammer ist ebenso vorhanden wie ein Putzplatz. Das Heulager ist passend zur Größe des Stalles. Der langjährige Heulieferant könnte übernommen werden. Die Mistentsorgung ist geregelt und ebenso genehmigt wie eine gewerbliche Pferdehaltung. Alle Wege sind befestigt und beleuchtet. Für die 15.000 qm langfristig gepachtete Fläche gibt es eine Kaufoption; die Koppeln sind mit Breitband sicher eingezäunt. So kann man direkt vom Einkaufen die Küche betreten und die Taschen abstellen. Ist der Hund schmutzig so gelangt man über die Schleuse direkt zum Hundewaschbecken. Die Wohneinheit muss man gesehen haben, Bilder sagen da zu wenig aus um die Hochwertigkeit zu erfassen. Vom Einbauschrank in der Ankleide bis zu den Böden, der Küche und den Kühlschränken- alles nur gehobene Ausstattung. Sowohl im Stalltrakt als auch im Wohngebäude besteht absolut kein Renovierungsbedarf. Also kann man sofort mit Pferden und Hunden einziehen. Alle Gebäude sind genehmigt, alle Wege sind befestigt. Nirgends ist Matsch. Man kann mit Clocks die Pferde auf die Koppel bringen. Der Kaufpreis beträgt 2,75 Mio VB. Verkauf von Privat, damit provisionsfrei. L’unità abitativa è da vedere: le foto non rendono giustizia alla qualità degli interni, che comprendono armadi a muro, pavimenti, cucina e frigoriferi di alta gamma. Tutto è rifinito con materiali di pregio. Sia nel complesso di stalle sia nell’edificio residenziale non ci sono lavori di ristrutturazione necessari: si può entrare subito con cavalli e cani. Tutti gli edifici sono autorizzati, i percorsi sono asfaltati e privi di fango. È possibile portare i cavalli in paddock con i Clocks. Il prezzo di vendita è di 2,75 milioni di euro trattabili.
